What are measurement services?

Measurement services are just what they sound like: Based on your requirements, an appraiser will measure your house's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and often essential when challenging property taxes or selling a property.

How does a home measurement service work?

During a floorplan service, a certified appraiser takes measurements of the property with a measuring tool — either a tape measure or laser measuring device. As they move around the property, they mark the layout of the rooms and other features, like stairs, patios, and fireplaces. They may sketch out the property. Then, the appraiser types up a report and a more detailed sketch showing the total living area and the overall layout of the home. The finished report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When are measurement services necessary?

Challenging property taxes

Tax records often reflect incorrect square footage because the values can come from several sources, and sometimes go unproven — meaning you may be paying for more square footage than you own! Unless a certified appraiser has recently completed a valuation on your property (after any renovation that might have affected square footage), you'll need one to perform a home measurement service before challenging what you're taxed. An appraiser verifies an accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your property is worth.

Selling your home

A measurement service will ensure that you're paid a fair price for your property. Area is one of the biggest factors potential buyers examine when purchasing a home — but since square footage values are often approximated rather than accurately measured, your property listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially reduce the price of your property as well as the number of potential buyers. The only sure method of using a definitive GLA when listing your home is to refer to a recent appraisal or home measurement service completed by an appraiser (after any renovation that might have affected square footage).

For real estate agents

To make sure that your client's property closes at a price that accurately reflects market value, we advise seeking a measurement of the property. Clients, and potential buyers, will be grateful for your attention to detail, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A measurement can also be a wonderful marketing tactic for attracting potential buyers because they can review the layout and characteristics of the home before and after touring.
